Renting in Hyattsville, MD: A Local Agent's Guide (Featuring 6213 43rd Ave)

Hyattsville is one of the best places to rent in Prince George's County, especially if you commute into DC. Living along the Route 1 Corridor offers many perks for commuters. You get both Metro and MARC access, a walkable arts district, and more space for your money than in most DC neighborhoods. I'm Ryan Hehman, a licensed agent with Compass who has lived and worked in Hyattsville and along the Route 1 corridor since 2019. Here's what renters should know right now, plus a spacious single-family home I currently have available at 6213 43rd Ave.

Why renters choose Hyattsville

Hyattsville's biggest selling point is transit. Few suburbs give you both Metro and commuter rail within walking distance of single-family streets.

  • Metro: Hyattsville Crossing station (Green Line, formerly Prince George's Plaza) runs straight into downtown DC. [Add your typical door-to-door time to a downtown stop.]

  • MARC: The Riverdale station on the Camden Line connects to Union Station in DC and to Baltimore.

  • Driving: East West Highway links you to Route 1, Silver Spring, Bethesda, and the Beltway.

  • Shopping: The Prince George's Plaza area has major retailers, groceries, restaurants, and a movie theater at University Town Center.

  • Arts and dining: The Hyattsville Arts District along Route 1 has local restaurants, breweries, coffee shops, and community events.

  • University of Maryland: College Park is just up Route 1, which keeps rental demand steady year-round.

In addition, I personally love all the access to parks, trails and green space that’s available. The Anacostia Tributary Trail, which connects to the Northwest Branch Trail, connects DC to the outlying suburbs and makes walking, biking, and running a breeze not just for commuters but for recreation options as well. Driskell Park is an expansive green space in the heart of Hyattsville, and offers many frequent community events where you can connect with your neighbors and meet new friends.

Built in 2001, the home has 3,072 square feet across three levels, with 5 bedrooms (four upstairs and one on the lower level), 3 full baths, and a half bath. It sits on a large, level double lot with a two-car driveway plus street parking. It has central A/C and laundry on the lower level. Rent is $3,500 per month, it's available as of this writing, and no pets are allowed.

Main level. A spacious foyer opens to a formal living room on the left and a dining room on the right. At the back of the house, a large, bright family room sits next to the kitchen, which has a large pantry. There's a side-yard exit and a powder room on this level too.

Upper level. Four large bedrooms and two full baths. The primary suite is bright and roomy, with a walk-in closet and a bath that has a double vanity, a separate shower and toilet room, and a linen closet.

Lower level. Tall ceilings, a large living area, a fifth bedroom, a full bath, and laundry. It walks out to the rear yard, which makes it a good setup for guests, extended family, a home office, or a rec room.

Outside. The level double lot gives you a yard that's rare this close to Metro.

What renters should know about the Hyattsville market

Single-family rentals near Hyattsville Crossing don't stay on the market long, so have your application ready before you tour.

  • Current numbers: [Add 2–3 stats from Bright MLS with the date, such as median rent for a single-family home in 20782, average days on market, and how that compares to last year.]

  • Be ready to apply: Have recent pay stubs, ID, and landlord references on hand. [Add your typical application requirements, such as income-to-rent ratio and fees.]

  • Single-family vs. apartments: Most new rentals near the Metro are apartments. Detached homes with yards and driveways are a much smaller share of what's available, and [in my experience] they tend to go first.

  • From my experience: [Add a short, anonymized story from a recent rental or sale, such as how many applications a recent listing got or how fast it leased.]

[Confirm this matches your experience:] Many of my clients rent here first and buy later. If that's your plan, renting in Hyattsville is a good way to learn which streets you like before you buy.
